Job Description
Acorn Recruitment is searching for an Operations / Facilities Manager to join our client, a real estate management company based in Peterlee, County Durham.

The purpose of the role is to manage the delivery of the buildings security, cleaning, health and safety, repairs and maintenance programmes and service charge provision to the performance standards required and within the cost budgets.

The successful candidate will have overall responsibility for the strategic direction and day to day management of planned maintenance and repair programmes, through the management of key supplier contracts. The successful Operations/Facilities Manager will also effectively manage the daily operations of the building in a manner that ensures the ongoing maintenance of the asset and maximising the building presentation.

Main duties and responsibilities will include:

*Liaising with all service providers to ensure that SLA/KPIs are reviewed in
accordance with service contracts.
*Supervising the day to day operations within the requirements of the security,
cleaning, waste management, consumables and washroom services contracts, delivering
best practice in operations and customer service and achieving service levels in
accordance with the agreed quality criteria.
*Overseeing all aspects of building health and safety in accordance with company
standards to ensure the safety of all employees, contractors and tenants.
*Ensuring compliance with all statutory regulations under fire, health and safety and
other related legislation.
*Ensuring compliance with all Health and Safety audit requirements.
*Ensuring all fire systems testing and documentation is in compliance with statutory
*Ensuring fire risk assessments are carried out for all landlord and tenant areas in
compliance with PFM procedures.
*Working with local Police, Fire Brigade and Ambulance Services to identify key
contact personnel and develop emergency protocols.
*Overseeing contractor compliance with centre health and safety.
*Financial management and negotiation responsibilities.

The successful candidate will have:

* Previous experience working in a similar role ideally with building management or
hold an equivalent qualification.
* Extensive experience of operational management in a customer service / retail
environment, health and safety related legislation and people management.
* Excellent technical knowledge of M&E, security and cleaning.

Hours of work will be Monday to Friday 40hr week. Some weekend work as and when required.

Salary Negotiable dependent on experience to offer.
